Grandma's ADU

This ADU was a ground-up rework: we completely changed the layout, pushing walls, relocating plumbing and electrical, and then adding a 600sqft art studio wing tied into a new foundation and covered patio. We replaced everything—from the roof down to the floors: new framing and shear where needed, roof and gutters, fiber-cement siding, energy-efficient windows and doors, full insulation package, HVAC, upgraded electrical with layered lighting, and all new LVP and large-format tile throughout. The new kitchen flips the plan to connect with the garden, featuring a long layered island, stone counters with a full backsplash, a deep stainless workstation sink, and a built-in beverage wall with glass uppers, full cabinet lighting, and a wine fridge. In the bath, we built a curbless walk-in shower with a pebble-stone pan that flows into the main tile, a stone niche, a textured glass panel, and a rustic vanity topped in slab stone. Wide doors flood the living area with light giving this ADU an open feeling from anywhere in the house.
